Although zoning permits building a new structure on a one acre lot, the zoning department highly encourgages the parcel owner to consult the Clermont County Health Department before applying for a zoning permit. Due to the nature of the soils in the County, the Health District is mostly issuing permits only for the so-called "mound" systems. This type of system requires a building parcel of two or more acres. See the Clermont County Health District's Website for more information on the Clermont Health District.
Possible Steps to Build in Jackson Township If you are starting out by splitting a lot off a larger parcel you will need to have the survey done by a licensed surveyor. All splits must be approved by the Township and will incur a fee of $35.00 per split lot.
You will then need to acquire a new deed for the split lot (or lots) from an attorney. Once the deed is written you then record the deed at the County Recorder's office, the lot split is recorded by the County Auditor. A permit from the township is required for a new structure on any new or existing parcel.
Once the permit is issued from the Township, you take that document with you to the County's "Permit Central" to apply for your County Building and Health Permits.
The permit from the Township is issued to show the location of your new structure has been approved by the Township. The County permits and inspects the actual construction of your structure and the waste system.

1. Fill out application for a zoning certificate completely. Download Application, or one may be obtained at the Zoning Office. For information call the Zoning Administrator at (513) 625- 1800.
2. If new construction, locate a sign visible for the road with name and (address if known). If address is required the front door location must be clearly staked.
3. A Plat of the lot to be built on or developed, with dimensions, lot number and evidence that the lot has been surveyed and properly located.
4. A site plan drawn to scale showing the dimensions and location of proposed and existing buildings, driveways and parking areas. Plat and proposed structure location can be combined.
5. Submit the completed zoning certificate application to the Zoning Administrator with the applicable fee (See Permit Fees Page). Make checks payable to: Jackson Township Trustees. Sorry, Credit Cards are not accepted at this time.

Area and Height requirements for Agricultural, Residence “R1”. Residence “R2” Districts.
1. Front yard from right-of-way to front of structure minimum depth of (80 feet).
2. Maximum height of building permitted (35 feet).
3. Unattached accessory structure must be in Rear Yard; not to occupy more than 30 percent of the rear yard.
6. Unattached Accessory building in rear yard & minimum of rear & side yards from structure to property line (3 feet).
7. Attached Accessory Building in side yard & minimum from Accessory structure to rear and side property lines (30 feet). 8. Unattached garage no more than 12 feet from main structure; used for the sole purpose of storing up to two (2) vehicles and may be built in the side yard; no more than 576 square feet and no less than 300 square feet; shall not be more than 12 feet high at the peak; must be totally enclosed on all four sides with one double or two single (or one single) overhead type garage doors; must be enclosed on all four sides and may not encroach into the setback line; may not be closer than 30 feet to a side or rear lot line. Any other type of structure shall be regulated as an accessory use. 9. New Room Addition must have 30 feet from side or rear lot lines after construction. New construction may not encrouch back into the front setback line if main structure sets right on or within that line.

2. A site development or construction plan drawn to scale showing the dimensions and location of proposed pool and existing buildings, driveways, parking areas, or other structures related to this application.
3. Submit the completed zoning certificate application to the Zoning Administrator with the applicable fee (see Permit Fee Page). Make checks payable to: Jackson Township Trustees.
